Hello there!

Me and my Singaporean bf decided, against the advice of most of our friends and family, to buy a house in Johor Bahru.

We currently don’t own a place of own in Singapore, and prior to getting our place in Horizon Hills, lived with our parents. The government of Singapore’s stringent measures on buying homes in the recent years has made it very difficult for us to buy anything that we like without ridiculously diminishing our savings and totally, as they say, “cramping our style”!

So on April’s Fools Day 2011, we took our first big step and purchased a house in Horizon Hills! We received our keys to our home in mid-end 2012 and are now happily living in HH. 🙂

This blog is a record of our journey.

If you might be my potential neighbour in Horizon Hills, or are just looking for some information to help you get started, I hope you find what’s on this blog useful to help you “take the plunge”.

    im interested in horizon hills too and looking forward to resale property in ‘the golf’. im concern on the 1-tier security system there. hv u heard any break-in cases so far yet?

    • Hi Jan,

      From what I heard from the developer, the various property agents and existing HH home owners that I’ve met, there haven’t been any break-ins so far.

      One of the property agents that i met previously even left his car unlocked and running as he accompanied us to view the houses in the gateway and golf.

      However, quite a number of the houses do have grills installed nonetheless. Guess when it comes to Malaysia, the onus is still on the resident to protect themselves. 🙂

      That’s great! I was talking to Shinyi (one of the sales staff at HH) the other day and she said that one of the towers has been fully sold. I think you should have gorgeous views of the greens!

      But to answer your questions, I bought a semi-D in the Golf precinct. 🙂

      • Hi may you share with me the price of the house your bought and square feet. I am looking at the double terrace link house in THE HILLS, it is 26×80. May I know have you count how much time is the journey from HH to 2nd link/woodland checkpoint?

        • Anyone considering buying in “The Hills precinct please be aware that there are several families there who love dangerous rocket fireworks every holiday event. The security guards do nothing to stop them. If your house is damaged by fireworks you cannot claim from insurance. The dogs also get so distressed by the loud explosions. Fireworks are also illegal in Malaysia. Horizon Hills Property management does nothing to control this illegal activity by their residents. I live in Fairway Suites, where the ME prohibits fireworks, but we observe what is happening in the Hills. Hills is poorly managed area of HH. This has distressed us so much that we are moving back to our house in leisure farm soon. Just to warn people out there who want to avoid the terrible loud noises and danger 4-5 times a year.

      For my place, the price worked out to be about RM251 psf (land area) or RM274 psf (built up).

      The thing to note is that the subsale houses tend to be smaller than the houses in The Hills and so you may wish to compare based on the psf price. If i am not mistakened, the subsale market price can be RM100 psf more!

      Currently, travelling time is about 40mins from HH to Woodlands Checkpoint by car. However, the new highway is expected to be up by the end of this year which should cut travelling time down significantly. Apparently, it will take only 15mins to get from HH to JB CIQ…something to really look forward to! 🙂

      I didn’t measure the time taken to get to the 2nd link…though i’d expect it be slightly faster than to Woodlands since there are minimal roadworks in that direction and there’s the highway.

  3. I think your semi d psf is cheaper than the link house in the hills, from ur explanation.

    This sound strange to me. If this is the case, I shall consider buying a semi d instead of a link house terrace. When did u buy the house?

    • I just bought my house in April this year. However, my house is in The Golf precinct rather than The Hills.

      The last time I spoke to Shinyi (I went back a couple of times after buying to settle loan and stuff), there are still 2 semi-D units left in the golf. Not sure if they are still available though, but you can check it out!

      Yes, my unit is within the block of 6..closer to the road. Wow! Yours too? How interesting! Either way, definitely neighbors! 🙂

  6. hi audrey, from your opinion is it practical to drive from hh to causeway every morning(or is it too far)?…u mentioned abt 40 mins drive…how long it takes estimately if the highway ready?

    • Hi Ed…for one thing, the woodlands checkpoint is always slow moving in the mornings from 8-9am. So, you might want to take this into consideration as well, esp if you work regular hours. The 2nd link might work out better for you maybe?

      I think when the roads are done, it shd take abt 15-20mins…and apparently there won’t be toll charges for the highway (but I’m not like 100% sure abt this). The exit to the highway is just outside HH..so it shd be really fast. If you visit Malaysian property Inc you shd be able to find a map which indicates the proposed route..Hope this helps! 🙂

Hi Audrey, been reading your blog & it is really a very informative & interesting read, anyway just to add on the last 2 semi-d at the golf you have mentioned, it was still available when I was there 2 weeks ago, apparently the selling has went up, not sure if my hearing is getting worse but the sales there told me it is now price at RM$1.6m each for that last 2 units & i think it is crazy. If I am not wrong the next batch of semi-d that they are going to launch in the hills will at least priced at this range for a start.

    Also Ed did asked what is the distance to travel between HH & checkpoint, I am only able to provide the rough timing for Tuas as I only use the Tuas route, it took me about 15 mins max reaching Malaysia checkpoint (without refueling) driving at 120km/h, might be lesser if you drive faster.

    The trip takes about 20-30 minutes, depending on the route you take. I have a feeling that taking the danga bay route is slightly longer.
    The shortest time I ever achieve is 20 minutes.

    I am planning to get a landed unit at the Hills. Would like to check the quality of the house at the golf and if there is any maintenance issue, who should I approach? Thank you.

    • Hi Joe,

      As I have yet to move in, it might not be very fair for me to comment on the quality yet. However, I do know that HH has to conform to Singapore building standards and they have to pass a quality standard test (the same ones used by developers in sg) before they can release the house to the owners.

      Also, HH has a sinking fund that HH homeowners need to contribute to monthly so the surroundings are well maintained (so far!).

      If you are buying a new house from the developer, you have about 2 years (off the top of my head, need to reconfirm the actual duration stated on my legal docs at home) after getting your keys to report any house faults..the HH management is legally bounded to resolve these issues for you FOC. After this “grace period”, the home owner has to bear their own repair faults I guess.

      • As an owner who stayed at gateway since 2009, I would like to highlight at although HH has declared that they ‘conform’ to Singapore Conquas Assessment by inviting BCA assessor to grade the quality, but the scoring is not fantastic…. So do your homework of what element you need to pay attention to before collecting your key and make sure all defects are done up by developer’s contractor before your renovation starts.

        It is worth to get someone who is well versed to help you with defect inspection. It’s > RM 1 mil and your dream house that we are talking about. Happy staying in HH

  10. I think you made a great decision. My wife and I also bought a place but closer to 2nd link about 4 years ago and prices have certainly gone up steadily. I like the pace of life and standard of living compared to Singapore. A sumptuous lunch at a warong only costs SGD3/person. Good luck to you and enjoy your home. To this day I still hear Singaporeans say they can’t imagine themselves living in Johor due to crime and such. It’s their loss, more space for us!

    You made the right choice and I believe you are going to have a luxurious lifestyle. I am of the same mind and I bought a double storey cluster house at the golf precinct when phase 2 was first launch back in 2007. It got my keys in January last year and since then I have rented it for 2 years expiring in May next year. Thereafter I intend to spruce up and furnish the property and stay for a while hopefully in time when Lego land theme park is completed. The address is at Jalan Pinggiran 5/6 overlooking golf course hole no. 8. I intend to keep it as for my retirement home. The land area is 2,400 sq ft and built up is 2,534 sq ft. I bought it for slightly above RM400K.
    You will be my neighbour.

Hi Merry Christmas everyone, I am looking at cluster homes now and one thing I noticed is not many homes have altered the outside, this has always been one of my worries, buy a house then next door do a monstrous alteration and kill the houses around it. or as in data onn paint it lime green all over, I want to puke, but HH seams nothing alters.

    Is it something they have in the contracts no altering the outsides of the houses?

    Anyway I am just gutted I never got when they was selling RM365k

      Merry Xmas!

      Yes, there is a clause that requires homeowners to get approval from the commitee/developer before proceeding with renovations. As such, the facade can still be preserved, more or less.

      Hindsight is always 20/20…the good thing though is that while prices have risen a fair bit, u can still get a terrace in the gateway for under $500k. You really can’t compare the terrace units in the golf with those in the hills..there are additional features(ie fiber optics, etc) in the new developments and so justify a higher asking price.

    I got a resale 24×75 intermediate link in the Golf as well, agreement with seller reached in late November actually. Awaiting state approval, then it’s renovation time!

    I have seen some units that conform to the facade in only the loosest sense of the word, but it’s far better still than an estate with no rules on appearance.

    Also, I have actually heard many complaints about the construction quality of HH by UEM, in particular the Gateway precinct. Even read someone’s blog about the nightmare construction quality of her bungalow in the Hills.

    Either way I have mentally prepared myself for this possibility, and am prepared to do rather extensive renovation.

    I don’t put too much stock in the so-called Conquas certification of construction standard actually. Way I interpret it is that it means the building won’t collapse lol. HDB flats are all certified thus. Doesn’t seem to stop their tiles from popping up frequently.

  17. Hi i chance upon this blog and i guess am one of your future neighbours too. I bought a semi d at the golf tentatively ready in Aug 2012. Can’t wait esp for the new highway to be ready. Heard from the sales office that the semid d units (5000 sf of land and 4200 sf built up) is going close to MYR1.9M now and might go higher once Legoland and highway is ready. Love the food in Johor and will look forward to more postings in this blog. Glad to know of quite a few neighbours already.

    Happen to come across your blog while doing some research on the HH. we are still waiting for the loan approval before we proceed to make the down pymt for a cluster home which will only be ready in end 2014. mind to check do you take any loan from the panel bank? i am now liasing with their panel bank hsbc, but did not have a pleasant experience with the banker there. the lady that we are liasing with seem to be very unprofessional and tend to answer ques which is not correct 😦 Do you guys have the same problem?

    • Hi Charmaine,

      My loan is from HSBC and I worked with Wai Chun (hsbc banker) who was posted at the HH showroom.

      We did visit a number of other banks other than HSBC and generally, the response is pretty slow regardless which bank. Some banks even declined to offer a loan because HH was not in their list of projects (very strange!) so really, the banking system is not as advanced.

      So far, my experience with hsbc has been decent though I can certainly think of many ways they can improve. Overall, it also boils down to the banker that is attending to your case…we found it easiest to go back to the banker who helped us with our mortgage deal. Wai Chun was able to answer our questions correctly and promptly..perhaps you want to consider changing banker? heh.

        Thanks for your reply 🙂 really glad to have this blog here to share about everything abt HH.
        We just received a call from the hsbc banker this morning, the loan approval process will be delay due to some internal issues btw HH & Hsbc. Hence, the sales rep gave me a few more banker contacts like uob,stand chart,etc. hopefully can get the loan approval asap.

        We would like to test out the journey/travelling time from jb-sg on a normal working day. Our office is in town and we estimate it would take abt 1 to 1.5 hrs from HH to reach office. as morning traffic in sg are kinda heavy. This is our main concern.

        The price for a 3storey cluster house is slightly above RM1mil now, can we negotiate the price with the developer or is there anything that we could ask/bargain for?

          I doubt the prices are neg with the developer. Wow..the prices have increased by quite abit since. Have you checked out the resale units yet?

          • Yah the prices for the new launch has increased quite tremendously. We are not planning to get a resale unit, heard some bad experience the buyer encountered with the agent.

    Agree with Joe. I got a loan from UOB JB. The officer I worked with is Marcus and his service is excellent, he even drove to my Singapore office to have my loan documents signed. Dont know if he is still working with UOB but you can also call the customer service office, Kimberly at +60127731988.

    UOB is on Horizon Hills panel of bankers so no worries with developers valuation. I found their terms flexible too as there are no penalities for early redemption of loan.

  21. Hi folks .. I just paid booking fee 2 Sty cluster at the hills last week, good to see a lot of like minded singaporean at HH. Even though prices have gone up, to me it is still reasonable compared to the crazy prices back in Singapore (even recently) , S$400K for a freehold landed + golf is a no brainer. Just to highlight a difference I noticed which audrey also mentions , the clusters at the hills are an improved version of the ones at the gateway based on feedback and also experience. Currently, you can buy subsale for ready clusters around RM800K.

      U can do a quick search on iproperty.com.my. There are plenty of listings there. Or, you can get in touch with tophills realty..they do alot of houses in HH.

      You should be able to find a terrace hs for around rm2000-2500 a month. 🙂

  22. I happened to stumble onto this blog and am so glad to find so many of you in HH. I am in Golf East -corner unit. My husabnd & I have been staying there over a year already and we absolutely loved it. We have great neighbours too – mostly singaporean and very friendly. Security so far has been very good. I accidentally left my gate open one late evening – within 10 mins my door bell rang. The security guard who was doing his round came to inform me that i had left my gate opened. The only issue which i am facing now are “cats”. If you are keeping fishes in a pond like I am, you need to put netting over your pond or else your fishes will disappear overnight.

  25. I am staying in the Golf East too! Everyday travelling to work in SIngapore, takes about less than an hour from HH to TP. Goes out at 6am and will reach TP before 7am. Loving the area so much! 😉

      • The usual congested area that i am facing everyday are Tuas checkpoint and PIE near Eng Neo Exit. Other than that all are smooth traffic. At Johor/Tuas checkpoint especially on the bridge near Tuas checkpoint, if you reach there before 6.30am, you’ll be out in AYE in less than 10mins. BUT if it’s after 6.30am, the queue is longer, sometimes it takes almost 30mins to be out of there. That’s y the latest i’m out from HH is 6.10am. 😉

  29. Check out Seri Omega International situated in Taman Sutera Utama, abt 15mins from HH. Hubs n I were impressed at the orderly set up and the security is really tight. ( for those worrying abt kidnaping case) haha! They offer Cambridge O and A levels. Priced at RM1000 for primary and RM1200 for sec. We are planning to send kids there n get a unit at the hills. Happy to see so many relocating there. Meaning, our community over there will not differ much from what we are used to! Haha!

      Also does anyone know if there are still Semi D or Cluster houses avail at HH now and how much?

      It depends alot on what you want to get done, how large is the area and if you are using an ID or not.

      I think a ballpark figure of rm100k should be able to cover the basics such as kitchen, main gates, grills and a wardrobe. For more extensive or better quality stuff, as well as landscaping, a budget of rm200k would be more comfortable. 🙂

    How long did the renovators take to renovate
    I heard that there are delays. Also what is the average
    bill for utilities ?

    • Hi Jordanms,

      Congrats and welcome to the neighborhood. 🙂

      Yes, definitely expect delays. Whatever the contractor/ID promises you, you can expect to add at least 2week to 1 month to the projected completion date.

      How long? Well…guess it depends on how extensive your reno is! 🙂 generally, electrical wiring should take about 2 weeks and cabinets around the same. Painting will take 3-5days. You prob spend a fair bit of time sourcing for contractors..so be sure to factor in ” search” downtime. 🙂

    • Hi Jordan, my contractor told me last weekend he is doing a small job at Jln penggiran 5/2. Some wet kitchen extension. Maybe you want hop over and check on his work. Best talk to the houseowner. Good luck.

    Can I ask, do you need to get MM2H to stay in JB? Or you just do a daily commute? Is there any limit on how many times you can visit Malaysia? My Malaysian friend told me that Singapore has a limit of how many times a Malaysian can visit Singapore in a year.

  35. Try contact zest design and construction if you need a contractor. They are doing my place in adda heights now. My contractor is victor, 0189057678. Easy going and not too money orientated. Usually overlooks small changes and easy to compromise.

    May I find out from you which of the two types of loan offered by the Malaysian banks is preferred, term or flexible mortgage?
    For the latter, is there such a fee of RM600 one-time account opening charge for foreigners?

    • Hi kwang,

      I took up a flexible loan package because I like the idea of being able to use my idle funds to offset mortgage interest, which is comparatively higher than Singapore’s.

      I don’t think there is an extra charge for foreigners.

    Is it still worthwhile to purchase in HH? The prices have skyrocketed so much now and are quite steep. Guess we’ve really missed the boat! 😦 Of cos it’s still relatively cheaper than Singapore. I paid HH a visit yesterday with a friend and really love the place! They are about to release phase 3b and 3c in a month or two which reside in The Wetlands. Any tips? We are looking at cluster houses which the salesperson told us will start at RM$1.2mil. For those overseeing the golf course, it’ll be RM$1.4mil. Seems crazy.

    May i know How is the safety in HH so far after you been stay there for a while? Do I able to buy a house in HH with the budget of RM800k?

      Apologise for the late reply. I believe u should be able to buy a resale terrace in the gateway or golf with this budget of 800k still.

      I feel HH is a safe neighbourhood. Grills seem to be optional since I haven’t heard of any break in despite the very high number of houses without grills. I also have not heard of snatch thieves in HH itself either.

      That said, that’s just within HH..but as of now, HH is not self sustaining yet so u will still have to go out to buy groceries. Fortunately jusco is pretty nearby and is relatively safe by JB standards. 🙂

    We are planning to live in HH and transit daily to Singapore for work and back. Hope you or Singaporeans now living in Horizon Hills can assist me to allay my concerns.

    – do we need to sign up for Malaysia my second home program in order to live in Johor Baru for unlimited time or can Singaporeans kids and adult holding Singapore passport live in Johor Baru for indefinite time.

    – for those driving to/from HH to Singapore for work is there any hassle with the Malaysian and Singapore immigration if we transit daily?

    – Can Singaporeans hire foreign maids in Johor, any reputable maid agency to recommend?

    – Are dogs allowed to be brought from Singapore to Horizon Hills homes? What are the procedures and who can we sought help from?

    • Hi Stephan,

      It would be good if you signed up for the MM2H program since you will be able to enjoy some concessions under the program. However, you don’t have to enroll in the MM2H to stay in Msia…you just need to make sure you go back to Sg every 2 weeks or so. If you are commuting to Sg for work/school daily, this won’t even be an issue for you.

      There is no hassle at the immigrations, apart from the jam! 😛

      And yes, you can keep dogs in HH. No problem there at all. You can engage a pet mover to help you, but the fees are quite high (prob sgd1000).     I find your blog very informative and useful for people looking to invest in HH.

    I just visited HH yesterday and love the golf course view from the club house. Unlike the rest, I am looking at the new 4C condo launched recently @ RM750psf. It doesn’t come with any fittings and furnishing i.e. no aircon, wardrobe, kitchen cabinet etc. I am buying for own stay / investment but am not sure if can find tenants easily. Do you know how is the rental market in HH?

    • Hi Edwin,

      apologies for the late reply.
      Currently, i would say there is rental demand for HH houses since alot of units are still under construction at the moment. However, HH is 1200acres large, so i am not too sure how demand will pan out in the future.

      Personally, i would choose landed over a condo in JB given that maintenance is an issue here in Msia. Well maintained condos are a given in SG but a rarity in Msia (KL included!). 😦

      You may wish to check how the condo is going to be maintained after handover, and who will be responsible for overseeing this.

I am happy for you and the other Singaporeans who have happily settled in HH. It does take a bit of a leap of faith to move across, but it is also such kind of spirit that pave the way forward.   56. Hate to dampen everyone’s spirits but i heard this morning that a 2nd armed robbery recently took place in the Gateway HH. The first one was a neighbor of ours who was jumped as he was leaving for work. thankfully no one was hurt but the assailants had knives.. Ive no details of the second one as yet but will find out.

    The HH management were asked to improve security, set up cameras and more patrols, but have so far done nothing noticeable. In fact the patrols have reduced.

    Take extra precautions when leaving your house in the morning.!

    I am a Malaysia currently working in Singapore. Recently I am thinking of moving to Johor Bahru (currently working in Singapore) and travel everyday. The traveling part making me worry because need to jam at the custom for few hours. What makes you decide to move to JB? Should I get a house there?

    • Hi Jeffrey, I don’t work regular hours so the jams don’t really bother me. However, it is a very concern that you have because I have been caught in a few massive jams before. Perhaps you can consider renting a place to see if you can tahan the commute before committing to a place in JB? Or you could wait for the crash (which I am pretty sure will happen at some point in the future due to sheer oversupply) before you buy. 🙂

    • Hi! To be honest, landed property in a good location will definitely be able to retain its value better than a condo. Apartments/condos are in gross oversupply in JB at the moment. There are 6000+ units in Country Garden and Danga Bay stretch will have above 10k units. Not to mention the condos that are sprouting up all over JB itself.

      Furthermore, Malaysia economy isn’t doing well (we can thank Najib for that) and I don’t see many jobs being created. I have also heard that plans in Medini have been shelved due to poor response as well. Put rising interest rates and gross oversupply together yes, I do think the prices will be coming down. If you are looking for a condo unit, should be able to pick up a bargain if you can wait. That said though, I would encourage you to consider getting a small landed property over a condo if budget permits still.

      Wow, this is such a hard question. And honestly, I am not able to answer it. Each precinct is distinct from the other..and there are variables within each precinct as well. Rather than choose your precinct, I rather you pay attention to the facing (is it windy? Does the house get the afternoon sun? It’s ridiculously hot in the afternoons), proximity of the unit from the main road (the sound of traffic can be pretty bothersome as the area is quiet and the sound of cars zooming really breaks the peace) and also whether you are okay to stay in a precinct thats largely empty (newer precincts) or prefer to have neighbours (older precincts). Bear in mind, it takes about 2-4 years for a precinct to mature (i.e. hit 70% and above occupancy).

  63. To be honest, Horizon Hills is a sophisticatedly designed residential area. I am owning an unit in the adjacent precinct @ Nusa Idaman, although it is quite serene too but it is totally world apart.

There are also balance units more than 1 mils (which are applicable to foreigner ownership).
